But it doesn't have to be stressful. To help you make the right decisions, we've compiled a list of questions you may have and the key questions to ask your solicitor or conveyancer before buying a house.
Why do I need a conveyancer?
Conveyancing is the legal process by which the ownership of a piece of real estate, such as a home, transfers from one party to another. With complicated procedures, documentation and regulations to follow, it's sensible to instruct an experienced agent to take care of the legal side of things for you.
When do I need a conveyancer?
We recommend you start shopping around for a conveyancer or solicitor as soon as you decide to buy a home - particularly if you are a first-time buyer. At the very latest, you want a conveyancer in place by the time you're putting in an offer to purchase a new home.
Never sign anything without seeking advice first - a conveyancing partner will help you avoid pitfalls and make sure you understand exactly what you're agreeing to. We will inspect the contract and go over it with you, and alert you to any hidden land issues, taxation, etc.
What costs are involved?
Fees arise at different stages of a conveyancing transaction, so it's important you're prepared for them. Generally, you can expect fees relating to:
- Conveyancing costs and fees
- Search costs
- Moving costs
- Relevant rates and taxes
- Loan repayments
- Fees and payments to discharge loans such as a mortgage
- Advertising and marketing costs (where relevant)
